Our approach is not built around aggressive appreciation assumptions or unrealistic rent growth. We look for properties with a strong underlying foundation and a clear opportunity to improve performance through better management, responsible maintenance, tighter expense control, stronger collections, and thoughtful capital improvements.

Why 5–30 Units
Apartment properties in the 5-to-30-unit range occupy an attractive part of the multifamily market. These properties are often too small for large institutional buyers but large enough to provide meaningful operating efficiencies, cash flow, and value-creation opportunities.
Many have been owned by individual or family operators for years. The property may remain fundamentally sound while rents, maintenance practices, expenses, collections, or management systems have fallen behind.
Fritz Estate looks for those situations—not to pursue a speculative turnaround, but to improve a useful housing asset through consistent and responsible execution.
